Since 1993, we have provided acquisition and other real estate consultation services for numerous schools, municipalities, police and fire stations, civic theaters, equipment yards and other public facilities. Although the majority of our clients are located within King County, we have experience acquiring properties throughout the Greater Puget Sound vicinity, as far north as Skagit County and as far south as Pierce County. It is not unusual for New Ventures Group to recieve an assignment in a new county or city in which our site-level market knowledge is limited. New Ventures Group's proven approach of identifying and acquiring properties ensures that we are fully exposed to suitable properties within the client's research area. As a "buyer's broker," we actively enlist the cooperation of several brokerage firms, informing them of our client's requirements. However, it is the rare and fortunate experience that a property that is ideal for our client is actively listed. More likely, properties are acquired through our efforts in contacting specific owners whose properties meet the location, zoning, and size requirements outlined by our client. We sometimes call this the "dart board approach": discussing and defining the site selection criteria and characteristics of our client's ideal site, then contacting the appropriate property owners. Our computer database provides extensive property profile information related to ownership, size, location, use and zoning of all properties located in Washington State. In addition, we have access to properties currently listed by other brokerage firms via CIBA. Although our clients have the ability to acquire properties through Right of Condemnation, we have been fortunate in minimizing the need for this method of acquiring public properties. New Ventures Group's extensive experience and proven acquisition approach, along with our database and interaction with the brokerage community, will assure extensive exposure to properties located within Western Washington State.
